Rental gardening

I really wanted to know what the most usual/acceptable way of doing it is considered. any other thoughts out there?

My view would be, is that it would be the renters responsibility to take care of general maintenance ( cutting the lawn ) but anything over and above , pruning weeding should be down to the landlord. Swimming pools should be left to a specialist at the cost of the renter should he wish to have use of the pool, otherwise it remains closed.

Surely to make sure the swimming pool is looked after properly and using a specialist it would be better to includ it in the rental O.K. if necessary but the proprietor books the check-up visits. Thus it really is the proprietor's responsibilty not that of the renter.

Yes I agree but this would be an extra on the agreed rent therefore the renter would pay and have the choice.

Depending on the property lay-out, would it not be very difficult to 'close off' the pool. How would one know whether the renters were using it or not?? O.K. if one lived on the premises as well. Does one not rent out a property with a pool or there is no pool. The care of the pool is included in the rental as utilities can be too. Flat rental cost and the proprietor knows the pool is looked after under his responsibility.

It all depends on the length and type of rental. I certainly would not expect to spend my week's holiday weeding someone's garden or be expected to sort out the swimming pool. However if I rented somewhere for 3 months or more I'd expect to be asked to keep the garden in check. Assuming it's not a full-time job.

I agree with Santiago here.
On all long term French rental agreements it is normally written into the contract whether or not the tenant is responsible for the upkeep of the garden,pool,deco etc.

The rental could be for 2 years, which is a long time and therefore I was trying to establish what the 'norm' is in order to draft a contract appropriately.

I think you will find that the typical "Bail" in France is three years. Not sure if this is contract for gardening plots.

I think you should seek professional advice before drafting a long term rental. You could find yourself in all sorts of trouble. You could contact Mark and Louise Sayers at Med and Mountain http://www.medandmountain.com/ is one suggestion but there are a number of letting agents who would help you.
